Housewatch FAQ
Here are some of the most common questions about how Swell Housewatch works.
What exactly happens during a Housewatch visit?
Your Swell Housewatch representative follows the customized visual checklist established for your property. Depending on your plan, this may include exterior conditions, doors and windows, interior temperature, plumbing areas, visible signs of water intrusion, utilities and other agreed-upon items.
The visit is documented with photographs, observations and a completed digital Property Visit Report.
Is this the same as a home inspection?
No. Swell Housewatch provides scheduled visual property observation and documentation services.
Housewatch visits are not structural, engineering, code, environmental or licensed home inspections.
How often will my property be visited?
Our standard plan includes a visit every 14 days. Weekly service and customized schedules are also available.
Properties are assigned a regular service day whenever possible so your Housewatch schedule remains consistent.
How will I know the visit actually happened?
Every scheduled Housewatch visit generates a documented digital report containing property information, photographs, observations and visit details.
Active clients can access their property information through the HWIT Access client platform.
Who will have access to my property?
Property access is limited to authorized Swell personnel assigned to Housewatch operations.
Our personnel are SORA-certified and have undergone the fingerprint-based screening associated with New Jersey security officer registration.
What happens if you discover a problem?
Observable concerns are documented and communicated to you. Depending on the circumstances and your instructions, Swell can assist with follow-up coordination, contractor access or other authorized next steps.
Emergency conditions are handled according to the situation and the property's established contact instructions.
Can you let contractors into my property?
Yes. Contractor and vendor access is available as an additional service.
Swell can meet an authorized vendor at the property, provide approved access and document the visit when you cannot personally be there.
Can I request a visit after a storm?
Yes. Post-storm property checks can be requested to document observable conditions following significant weather events.
Availability may depend on storm conditions, accessibility and local safety restrictions.
Do I have to subscribe?
No. One-time Housewatch visits are available for homeowners who simply need local eyes on a property without enrolling in recurring service.
